Each year, we review our rents in line with national guidelines. How your rent is reviewed depends on your tenancy type and a number of other things, including the type of home you live in, its size, and the date your tenancy started.
These things can influence how your rent changes each year and why your rent might be different from others in your neighbourhood.
Below, you’ll find information about the rent reviews for the year beginning 1 April 2024. You can also find information about what to do if you’re worried about paying your rent.
You’ll receive a letter confirming everything over the next few weeks.
Social rent and affordable rent customers
The government requires all social landlords to increase rents by no more than CPI (as of September 2023), plus an additional 1%. CPI stands for Consumer Price Index and is what the government use to measure the rate of inflation. Last September the CPI was 6.7%, which means the most we can increase rents by this year is 7.7%.
Increasing rent is always a difficult decision to make. Rent doesn’t just pay for the home you live in but also for vital services that we provide. This includes things like repairs, maintenance, and annual safety checks, as well as longer term investment to improve your home.
Unfortunately the cost of providing these services has become more expensive, so we’ve taken the difficult decision to increase rent by 7.7%.

- Tenancy advice - We want you to be happy in your home. Our tenancy coaches help you look after your home, from helping you to keep on top of your rent payments to getting support to furnish or decorate your home.
- Online cost of living support and advice – We've set up a cost of living ‘hub’ packed with loads of useful advice and information. Everything from support with bills to low-cost family days out. Take a look!
