Legal & General Modular Homes and Yorkshire Housing team up to deliver ‘next generation’ affordable homes
Yorkshire’s largest developing housing association and the UK’s largest modular homes manufacturer have come together to deliver 31 affordable homes in Selby, North Yorkshire. The two- and three-bedroom homes will be offered for shared ownership and affordable rent as part of a £5.5 million deal.
Twenty homes sold off plan in a matter of weeks after Yorkshire Housing released them for sale. A sign that house buyers are looking at energy ratings and sustainability amid the cost-of-living crisis.
The site at Portholme Road is Legal & General Modular Homes’ flagship development made up of 102modular two- and three-bedroom homes as well as one- and two-bedroom apartments.
Legal & General Modular Homes is leading the way in the delivery of high quality affordable and sustainable homes with each home achieving a minimum Energy Performance Certificate (EPC) “A” by design. Currently fewer than 2% of new-build homes in the UK achieve this high standard.
The combination of thermally efficient materials, and solar panels, results in homes that are highly energy efficient with a reduced carbon footprint both during construction and across the lifetime of each home. It also means significantly reduced heating bills for customers at a time when household costs are rapidly rising.
Legal & General’s modular housing factory in Yorkshire is the largest in the UK. With capacity to produce 3000 homes each year, it employs 600 people and operates an academy for apprentice’s factory workers.
Modular construction is seen as crucial to delivering government targets for housing, and Legal & General Modular Homes is advancing land opportunities for the delivery of several thousand more homes on sites across the country as part of the industry drive to deliver 75,000 homes a year via Modern Methods of Construction (MMC).
Currently housing providers, such as Yorkshire Housing, who are signed up to the Affordable Homes Programme (AHP) must deliver 25% of new homes via MMC (Modern Methods of Construction).
Rosie Toogood, CEO, Legal & General Modular Homes, said: ”We are pleased to be partnering with likeminded housing associations such as Yorkshire Housing who want to create high quality sustainable homes and communities for its residents.
Andy Gamble, Executive Director of Growth and Assets at Yorkshire Housing, added: “Yorkshire Housing own and manage almost 20,000 homes across Yorkshire and with plans to build another 8,000 homes by 2030 we are keen to explore innovative ways to provide much needed affordable housing.
