Introducing YH Homes 2.0 - a £7.8 million investment in improving our customers' homes 

YH Homes 2.0 is our commitment to making homes warmer, safer, and more energy efficient for our customers. This major investment will bring real improvements – from triple glazing to flood-resistant doors in the areas that need them most. 

The government has set sustainability targets for housing associations and is updating the Decent Homes Standard. We want to go beyond these requirements, setting higher standards to ensure our customers have homes they’re proud to live in. 

Times are changing, and we need to make sure our homes remain affordable, comfortable, and environmentally friendly for future generations. That’s exactly what YH Homes 2.0 is all about. Using cutting edge technology and new sustainability measures, this investment will make a big difference to our customers.

That’s why we’re taking a long-term approach with YH Homes 2.0 - making improvements that don’t just meet today’s standards but set our homes up for the future. This investment is about delivering real benefits for our customers where they’re needed most." 

From April 2025, we’ll be upgrading thousands of homes to make sure they meet our high standards. Here’s some of the things that are coming: 

  • New windows and doors – When we replace windows, we’ll use triple glazing to keep homes warmer and cut energy consumption. Composite doors will also be installed for better security and insulation. 
  • Flood-resistant doors – Using Environment Agency data, we’ll be installing specialist flood doors in the most at-risk areas. 
  • Security and external lighting – More than 1,100 homes will get new lighting, either alongside kitchen replacements or when homes become empty. 
  • Bee bricks – To support local wildlife, these will be included as part of roof replacements later this year. (In case you’re wondering, bee bricks are specially designed bricks with small holes that provide nesting space for solitary bees, helping to protect them).  

And this is just the beginning. As part of a five-year plan, YH Homes 2.0 will see continued investment and improvements. Other key upgrades on the roadmap include:  

  • 2026: Waste water recovery systems and enhanced Disabled Facilities Grants (DFGs) 
  • 2027: Energy and environmental sensors 
  • 2028: Smart ventilation 
  • 2029: Battery storage and EV charging 
  • 2030: Low carbon heating 

YH Homes 2.0 isn’t just about better homes – it’s about reducing energy usage, carbon emissions, and making sure our properties stand the test of time. 

We’ll be sharing more details with customers and colleagues along the way, with plenty of opportunities to ask questions and find out what these upgrades mean for them. 

This is a big investment, but one that will make a real difference, and we’re excited to get started!
